FHA 203k FAQ - Can I buy appliances and furniture with an FHA 203k Reno Loan?

There seems to be a pattern here but this answer is the same as most form the past....

the answer is yes and no. Here we go.


For a general rule of thumb, if the appliance or piece of furniture will remain on site - it should be able to be rolled right into the loan. If you will be taking it with you, that would be some furniture that is not likely allowed to be rolled into the loan.  There are also some rules around luxury items like hot tubs.  Although they will likely stay on site, most loans do not allow a hot tub to be rolled into the financing.  Keep in mind, FHA, Convetional, USDA, and VA all have slightly different rules in regards to what is and is not allowed.  But, here a decent list to get you started.

Depending on the type of loan, some of these items may or may not be on the opposite list so please be sure to consult with your lender to get the final say.
