Contractor asking for cash upfront or progress payments outside the draw process on your 203k? That’s a MAJOR red flag—here’s why and what to do in 2026:

- The 203k escrow system is built to PROTECT YOU. Renovation funds are held by the lender and ONLY released in draws after work is completed, inspected, and YOU approve the request.

- Paying the contractor directly out of pocket for approved work breaks FHA rules, risks your loan approval, voids protections, and can lead to denied draws or fraud claims.

- Tell them firmly: “All payments come through the 203k escrow after inspections and my sign-off.” If they push back or insist, walk away—they either don’t understand the program or they’re trying to get paid early.
