What Should I Expect During the 203k HUD Consultant's Initial Site Visit? (Borrower’s View!) 👀📏
3/10/2026
The first HUD consultant site visit for a Standard 203k is a key moment—here’s what it really looks like from the borrower’s side in 2026:
- Consultant walks through EVERY room, takes detailed measurements, photos, and notes on the current condition of each space.
- They ask about your planned improvements (kitchens, baths, structural, accessibility, etc.) and help define the scope of work per room based on your goals + FHA requirements.
- No final contractor bids needed yet—the consultant often shapes the scope first so you can get accurate bids later.
- They start building or refining the official work write-up (repairs, estimated costs, timeline) that goes to the lender for appraisal.
- Meeting lasts 1–3 hours (in-person is standard). Bring your ideas, notes, or photos and be ready to discuss your vision!
