The exact questions to ask before you apply
4/20/2026
Asking the right questions upfront can save you months of headaches and thousands of dollars. Here are the most important questions every buyer should ask their lender before submitting an application.
First group. Questions about your specific deal.
- What is the maximum total loan amount I qualify for?
- This includes both the purchase price and renovations.
- How much of that can go toward repairs?
- What purchase price range should I realistically be shopping in?
Second group. Questions about costs and fees.
- What are all the upfront 203k fees I will pay at closing?
- Please break down the HUD consultant fee. Appraisal fee. Upfront MIP. And any lender fees.
- How much contingency reserve will be required?
- Can I roll some mortgage payments into the loan for temporary housing?
Third group. Questions about timeline.
- What is your average time from application to closing on a 203k loan?
- How long does the renovation typically take after closing?
- What causes the biggest delays and how can we avoid them?
Fourth group. Questions about the renovation process.
- Do you have a list of approved HUD consultants you recommend?
- Will I need a full consultant for my project or can we use the Limited 203k?
- How does the draw process work?
- How many draws are typical?
- Who handles inspections and when do they happen?
Fifth group. Questions about flexibility.
- What happens if repairs cost more than expected?
- Can we do change orders during the project?
- What if I want to switch contractors midway through?
- How do you handle unexpected issues like mold or foundation problems?
Sixth group. Questions about your personal situation. Based on my credit. Income. And debts.
- What is my realistic down payment?
- Do I need any additional reserves in the bank after closing?
- Are there any red flags in my file that could cause problems?
Pro tip. Write these questions down and ask every lender you speak with. Compare their answers side by side. The lender who gives you clear. Confident. Detailed answers is usually the best choice.
Do not be afraid to ask “dumb” questions. A good 203k lender expects them and will walk you through everything. A lender who gets annoyed or gives vague answers is a major red flag.
Ask these questions early. Before you fall in love with a house or make an offer. Knowing the real answers will help you shop smarter. Set the right budget. And choose the lender who will actually get your deal closed.
Take the time to ask now. It is one of the smartest things you can do before starting your 203k journey.
