Here is how to find and choose the right consultant.

First. Start with trusted sources. Ask your experienced 203k lender for their recommended list. Check the official FHA consultant roster on the HUD website. Ask recent 203k borrowers or your real estate agent for referrals.

Second. Vet them with these key questions. How many Standard 203k projects have you completed in the last year? Great consultants usually do 15 or more. What is your typical turnaround time for the initial work write-up? Look for 5 to 10 business days. Can you provide recent references from borrowers?

Third. Signs of a great consultant. They respond quickly and explain things clearly. They are willing to visit the property and walk through it with you. They give realistic cost and timeline expectations.

Red flags of a terrible consultant. They take days to return calls or emails. They push you toward specific contractors for kickbacks. They dramatically over-scope repairs to increase their fee. They ask for a contractor’s bid before they will even visit the site. They have very few recent 203k projects or bad online reviews.
