Most buyers think they only need a lender, contractor, and HUD consultant. But there are several other important team members that make the process much smoother.

First. A 203k-experienced real estate agent. A regular agent may not understand the longer timeline or how to write a strong 203k offer. A specialist agent knows which houses work best and how to present your offer so sellers feel confident.

Second. A good insurance agent. Standard homeowners insurance will cover these loans with no problem. However, it is smart to talk to an agent early so they can confirm the policy will stay in force during renovation and that the coverage amount is updated to the after-repair value.

Third. A specialized title company and escrow officer. 203k loans have extra escrow rules because renovation money is held back. An experienced title team knows how to handle the repair escrow account and lien waivers correctly.

Fourth. A pre-purchase home inspector. Even with the HUD consultant later, it is very smart to get your own detailed inspection before you are under contract. This helps you understand the real condition of the house and build a more accurate renovation budget.

Fifth. A structural engineer. If the house has foundation issues, major cracks, or you plan to add square footage, you will usually need a licensed structural engineer to provide stamped drawings. This is often required before the HUD consultant can approve the plans.

Sixth. An accountant or tax advisor. A 203k renovation can affect your cost basis when you eventually sell the home. A good advisor helps you track expenses properly for future tax benefits.

Pro tip. Start building your full team early — before you get under contract. Ask each person how many 203k projects they have handled. The right supporting players prevent expensive surprises and keep your project moving forward.
