The Work Write-Up is simply a detailed list of every single repair and improvement that will be paid for with your 203k loan. It is the official blueprint for your entire renovation.

Think of it as the main instruction manual for your project. It tells the contractor exactly what needs to be done, what materials are acceptable, and what the finished result should look like.

Here is how it works in simple steps.

Your HUD consultant visits the house and walks through every room with you. They note all the repairs that are required to meet FHA safety standards plus any extra improvements you want to include.

They then write everything up in a clear, organized document. This includes room-by-room details, specific items like “replace kitchen cabinets with XYZ style” or “install new 200-amp electrical panel.”

Once the Work Write-Up is complete and approved, contractors use it to create their bids. The lender will only release money for work that is listed in this document.

The Work Write-Up also controls the draw payments. The HUD consultant checks the work against this list before any money is released to the contractor.
