From the day you submit a full application expect the following.
The appraisal usually takes 7 to 14 days. The 203k appraisal is more detailed than a regular one because the appraiser must review your renovation plans and estimate the after repair value. This step cannot be rushed.
Underwriting normally takes 10 to 21 days. This is where the lender reviews your credit. Income. Assets. Debt ratios. And the entire renovation package. 203k files take longer than regular loans because there are more moving parts.
Once underwriting is complete you will get a clear to close. That can happen within a few days after all conditions are satisfied. In total this phase usually takes between 30 and 60 days from application to clear to close. The full process from offer to closing is often 60 to 90 days.
