First steps the minute you own the house after a 203k closing.

Congratulations. You now own the house. Here are the most important first steps to take right away.
Step one. Change the locks or install a lock box. Change all exterior locks immediately for security. Or install a lock box so your contractor can access the house safely while you are not there. This is one of the smartest things you can do on day one.
Step two. Turn on all utilities if they are not already active. Make sure electricity. Gas. Water. And trash service are transferred into your name right away so work can begin without delays.
Step three. Do a thorough walk through and document everything. Take detailed photos and videos of every room and every issue. This creates your official before photos for insurance. Contractor records. And any future questions.
Step four. Meet with your contractor as soon as possible. Walk through the house together. Pick out all your selections. Finishes. Paint colors. Cabinet styles. Flooring. And fixtures. Getting these decisions made early prevents delays later.
Step five. Confirm permits are being pulled. Make sure your contractor has submitted all required permits. Some cities need them approved before work can start.
Step six. Set up your tracking system. Create a folder on your phone for receipts. Photos. Change orders. And all project communication. Staying organized from day one saves headaches later.
Important note about the draw process. Draws are not scheduled or signed before work begins. The contractor completes a stage of work. The HUD consultant inspects it. You approve it. And then the lender releases the payment. This pay as you go system protects your money.
Take these first steps quickly and you will start your renovation on solid ground. The keys are in your hand. The renovation funds are ready. And you are officially on your way to transforming the house into your dream home.
