This is one of the most powerful protections you have in the entire 203k process. Here is exactly how draw inspections work and why your approval matters so much.
After the contractor finishes a stage of work they request a draw inspection. The HUD consultant comes to the house to verify what has actually been completed. They look at the work. Take photos. And confirm the percentage that is done according to the approved plans.
Once the consultant finishes their report you get to review everything. This is where your power comes in.
You personally approve or hold every single draw. You walk through the house. Check the work yourself. Look at the photos. And decide whether you are satisfied. If the work looks good and is completed to your standards you sign off and the lender releases the payment. If something is missing. Poorly done. Or not finished you simply do not approve the draw. The money stays in escrow until the contractor fixes it.
This is why your approval is so important. You are not forced to pay for work you are unhappy with. You are the final gatekeeper. The contractor knows they only get paid when you are satisfied. This gives you strong leverage to get problems corrected quickly.
Most projects have four to six draws. Each one follows the same process. The final draw happens after everything is 100 percent complete. All lien waivers are signed. And the consultant does the final inspection.
