Here is how contractor payments actually work on a 203k loan.
Most payments happen through the draw process after work is completed and inspected. However, FHA does allow material draws at the beginning of the project. Contractors can request payment for materials they have already purchased by submitting invoices. They can also request 50 percent reimbursement for materials they have ordered from suppliers.
The important thing to know is that every lender has their own specific rules on material draws. Some lenders allow them freely. Others have strict limits. Some will pay a certain percentage of the material portion of the bid up to a fixed amount. Some have no cap. And some lenders do not allow material draws at all.
This is why you must ask your specific lender on day one exactly what their rules are for material draws. Get the answer in writing if possible.
