
Why You Need ONE General Contractor for Your 203k (Not a Bunch of Subs)

This is a question that surprises many buyers. Can I just hire my own electricians, plumbers, and painters separately and save money? The answer is usually no. Here is why you need one General Contractor for a successful 203k.
Most lenders and the FHA require a single General Contractor for the entire project. You cannot act as your own General Contractor and manage a bunch of separate subcontractors.
Why do they require this?
Lenders want one person who is fully responsible for the whole job. That General Contractor must be licensed, insured, and experienced with 203k loans. They handle scheduling, coordinating all the trades, pulling permits, managing quality, and making sure everything is done correctly. This creates clear accountability and makes the draw and inspection process much smoother.
When you try to manage multiple subs yourself, lenders see it as too risky. There is no single point of responsibility if something goes wrong. It also makes it much harder for the HUD consultant to track the work and approve draws. Many lenders will simply not approve the loan if you want to act as your own GC.
There are very limited exceptions. If you are a licensed general contractor yourself, some lenders may allow you to be both the owner and the GC. But you still need prior written approval, and it adds extra paperwork and scrutiny.
The smartest and safest approach for most buyers is to hire one experienced General Contractor who understands 203k loans from the beginning. A good GC will get competitive bids from their trusted subs, manage the entire project, and handle all the headaches so you do not have to.
Pro tip. When interviewing General Contractors, ask them directly: “How many 203k projects have you completed as the General Contractor?” The ones who have done many of them will know exactly how to work within the rules and keep your project moving smoothly.
Trying to piece together a bunch of subcontractors yourself almost always leads to delays, finger-pointing, and problems with draws. One solid General Contractor makes the entire 203k process much cleaner and less stressful.
Hire one good General Contractor early. It is one of the best decisions you can make on your project.
