This is one of the most common surprises for 203k buyers. You are moving along excited about your renovation and then you see fees that can range from $700 up to $2,000 or more depending on the size of your project.
Here is the truth. On a Standard 203k loan, a HUD-approved consultant is required. The FHA sets maximum fees that consultants can charge, and the cost is based on the total repair amount.
For example, on a $90,000 renovation project you can expect the base HUD consultant fee to be around $1,200 to $1,600. This base fee mainly covers the initial site visit and creating the detailed work write-up.
Important note: All the ongoing draw inspections and site visits throughout the project are billed separately per inspection. These extra fees are built into the loan. Your lender will make sure those invoices are paid from the renovation escrow as the inspections are completed.
Some HUD consultants require payment for the initial fee before or at the first site visit. Others include everything at closing. Make sure you ask your consultant and lender for a full breakdown of all expected fees so there are no surprises.
Yes, it is an extra cost. But these fees pay for creating your detailed work write-up and verifying the work meets FHA’s Minimum Property Standards before each draw is released. They provide important protection for your loan and your investment.
Pro tip. Ask your lender or consultant early: “What will the total consultant fee be for a project with about $90,000 in repairs, including all draw inspections?” Get a full fee schedule in writing so you can budget accurately.
