This is one of the most common questions buyers ask. And the answer is very important to understand before you start talking to contractors.

The short answer is: Almost always no.

FHA rules and most lenders require what is called an โ€œarmโ€™s length transaction.โ€ That means the General Contractor must be an independent third party. You generally cannot use a family member, spouse, close friend, or relative as your General Contractor on a 203k loan.

You also cannot act as your own General Contractor and manage a bunch of subcontractors yourself in most cases. There are very limited exceptions, but they are rare and require prior written approval from the lender.
