When do I bring in the HUD consultant and what do they cost? Timing, fees, and why early is critical.
This is one of the most important decisions in your 203k project. Getting the timing right can save you time, money, and major headaches.
When should you bring them in? We recommend bringing in the HUD consultant as soon as you have the house under contract. This is the sweet spot. You want them involved early enough to help create an accurate scope of work, but not so early that you risk losing the house to another buyer while you are still evaluating it.
Most HUD consultants are also licensed home inspectors. This means you can often have them perform the home inspection and the initial HUD consultation during the same visit — and you may even get a discount on one of the two services.
Why this timing is critical: Once under contract, the consultant can walk the property and help develop a complete scope of work before contractors start bidding. This prevents contractors from having to completely redo their bids later. It also helps you catch major issues early so your budget does not have to be adjusted at the last minute when it is too late.
What does a HUD consultant cost? On a Standard 203k, the consultant fee is required. The FHA sets maximum fees based on the total repair amount.

The Limited 203k often does not require a full consultant, which is why it is simpler and less expensive.
