There are two main types of FHA 203k loans and the right one depends on how much work your house needs.
The Limited 203k is designed for smaller projects. It works well when the renovations are mostly cosmetic or light updates like new flooring, paint, kitchen cabinets, bathroom refreshes, or replacing windows and doors. The total renovation cost on a Limited 203k is capped at a lower amount and the process is simpler and faster. You usually do not need a full HUD consultant for every step.
The Standard 203k is built for bigger jobs. This is the version you use when the house needs major repairs or structural work. Think new roof, foundation repairs, moving walls, adding a bedroom or bathroom, full electrical or plumbing updates, or a complete kitchen and bath remodel. The Standard 203k allows higher renovation budgets and requires a HUD consultant to create a detailed work write up and perform inspections throughout the project.

If your project is mostly cosmetic and stays under the Limited 203k repair limit, go with the Limited version. It is quicker and has fewer requirements.
If your project involves structural changes, major systems, or higher costs, choose the Standard 203k. It gives you more flexibility and higher funding for bigger transformations.
