Is a renovation loan only for buying a house?
No. While most people use a 203k renovation loan to buy and fix up a house at the same time, you can also use it to renovate a home you already own.
There are two main ways these loans work.
The first and most common is the purchase version. You buy a fixer upper and finance both the purchase price and the renovation costs in one loan.
The second option is a refinance 203k. If you already own your home and want to make major improvements, you can refinance your current mortgage into a new 203k loan. Your existing mortgage balance plus the cost of the renovations get combined into one new loan with a new interest rate and a new monthly payment.
This refinance version lets you update your current house without needing a second loan or a large amount of cash out of pocket. Not every lender offers it, and you still need to live in the home as your primary residence.
The big advantage of either option is the same. You get one loan, one monthly payment, and the ability to finance the improvements instead of paying for them separately.
